In race to build 'green' home, a winner and my newest listing open every Saturday 12 -4 and Sunday, Feb. 21!

 

A man who spent a year building the ultimate "green" home in Costa Mesa has won his prize: He's the first homeowner in Orange County to receive the nation's highest rating under the LEED green-building program.

Real estate developer Steve Blanchard, 35, was engaged in a kind of friendly rivalry with other O.C. builders to obtain the coveted platinum LEED rating ("Leadership in Energy and Environmental Design.")

But as he reached the finish line — he was notified last month of his victory — Blanchard said he wanted to start the race all over again.

"I actually like the hunt now more than the kill," Blanchard said, as he waited in his green home for solar-power workers to arrive. "I'm anxious to go and do another one of these."

An Orange County native who once was part owner of an oil and gas company, Blanchard began planning to build his green home from scratch more than two years ago, he said.

Construction took about a year. Blanchard hopes to sell the home — it's on the market for $2.9 million — but if he can't, he and his family will move in.

It's loaded with features — solar panels, a gray-water system, natural lighting, low-flow water fixtures, landscaping with drought-tolerant native plants — that helped Blanchard earn his certification.

The standards to achieve a platinum rating, along with the competition, were tough, said Michael Lillis, a general contractor who is also a member of the U.S. Green Building Council. Lillis consulted with Blanchard to help him gain the council's certification.

"I know there was a group over in Westminster, another one in San Clemente, another one in Laguna Niguel and one in Huntington Beach," all vying to be the first homebuilder in Orange County go platinum, Lillis said. "We've been holding our breath."

A major challenge was the economic situation, he said.

"Honestly, the economy, straight up, was the most difficult aspect of this whole thing," he said. "Watching the economy and what it did to the industry was just tough."

The 5,000-square-foot, seven-bedroom home is built next to a golf course. Blanchard listed a few of the features that helped him win the green-building race:

•Solar power

•Internal gray water system, recycling sink & shower water for toilet flushes & outside irrigation

•Low-flow, dual-flush toilets and faucets

•An interior built with materials free from volatile organic compounds, a common pollutant

•LED lighting throughout

•Energy Star appliances

•Natural lighting throughout the house

•Tankless water-heating system

•High-efficiency heating and cooling units

•Gas-burning fireplaces

•Low-flow drip irrigation

•Landscaping w/Orange County native plants, which won't require any irrigation once established.

Appraisers: O.C. home values up 1.4%

The Real Estate Research Council of Southern California has a most unusual home-valuation technique: Twice a year, the group gets volunteer appraisers to review the same, exact homes from the regional over and over again. The exercise — that adds an human eye to the great price debate — goes on every October and April.

The latest version is out, and the group — HQ’d at Cal Poly Pomona — found Orange County values (from an average movemnet in values from reviews of 39 samples homes) up 1.4% on a year-over-year basis. Also …

  • That seems a confirmation of other rising price markers that home prices have — at least, temporarily — bottomed out. For example, DataQuick’s median selling price was up 13.2% in the year ended in April.
  • This marked the first yearly gain in the RERCSC O.C. index since October 2006.
  • Appraisers found price strength in central Orange County (+3.4%, year-over-year for April) and in southern and beach communities (+2.8%). Northern O.C. values were down 1.8%, by the RERCSC math.
  • Even with the latest change, Orange County homes by this math are worth 29% less than the peak of October 2006.
  • Orange County was one of three SoCal counties showing year-over-year price gains, albeit small ones. All told, the 7 SoCal counties had home values down 2% in the year ended April.
